It’s not a high action group, but it’s a good way to check up on events & see what’s happening with other TX folks. Swan & Woodstock post pretty regular & they are looking for a place in central TX. As soon as their scene comes together, it’ll bring some decent TX networking; they plan on hosting some festivals & other events. we usually post info on Austin events.

well I chose it becase the winters are very mild they average high in the coldest part of the year is 50 degrees (not the upper 20’s like here). And also because the lot was wooded and near woods. Some other perks is that its about 20 mins away form the 2nd biggest lake in texas with over 400 miles of shore line!!!! there is more land for sale in this area. And yes I bought through Ebay as they will finance with no intrest over a 3 year period. Check it out if your interested go to ebay/real estate/land and look!!! hope you find what you are looking for…

Does your new place have a well or is water service already hooked up? Are you going to have to do sewer/septic & get electric on the land?

we got soooo lucky with our place, $2500 per 100×300 ft lot & we have 2 lots so the hippiestead is a little over an acre. The water is a community well that everyone pitches in $15 a month to keep the well running (goes in the bank for repairs & the pump house electric bill) we even have a septic tank (tho we use a composting toliet & really don’t need a septic). All we really had to do was build an electric loop & have the ‘juice’ turned on….

Ya, my lot has city water, electric and sewer already present so all I got to do is hook em up… thats probably the reason why I paid a little extra, around here throwing in a well is about $20,000 since we got to drill so far down about 600 feet and a septic around here is around $10,000 so I figure I made out good not having to go those routes, although I didnt check what the prices were down there to have this done. kinda would depend on the subdivision wouldn’t HHB? Our neighborhood is considered a subdivision but it’s really just a little neighborhood in the middle of nowhere….our neighbors are cool & with the well, no one is paying those high water bills….wouldn’t want city water or sewer, some of the folks down the road have ‘city’ water tho

its cool, I didnt change my post in time, I didnt intend that to sound mean. but I hear ya. buying land unseen doesnt have to be a bad or risky thing… it all depends on what your expectations are, and how much investigation you’ve done …..

Ive helped my family in 2 different home purchases .. both were through internet … both times unseen … just knowing what we did from the listing, and by asking the realtor to go out and take some more digital pics to send to us … and asking TONS of questions over the phone/email…. and searching the area out… via internet …

The first place was a farmhouse on 6 acres in Ohio…
The second was a doublewide on a 1/2 acre lot in Seabrook SC… with a view of a river across the street …

We sold the first place after 2 years (we decided we didnt want to live in that state AT all) and made a $10,000 profit ….. then my parents decided they didnt want to live in SC for various reasons… and sold the second place with a $21,000 profit (I thought they should have held on to it.. because the property value there -especially anything even remotely near water views- was just skyrocketing and they could have easily held out and made alot more.. the doublewide was about worthless but the land was perfect for someone to build on)… but now they are situated in NC and happy with it …. so it all worked out good and they didnt lose anything, just gained…

Your just buying land, so its nowhere near the risk. Thats one good thing!

I can tell ya this much, be prepared for some level of disappointment. We tend to build up in our minds what we think it will be… but .. things wont be the way you picture them …. youll arive and … its gonna be like a shock, overwhelming at first ….
But in time you’ll see it as it is, and work with it… youll probably find both things you dont like and do like, you’ll often question the purchase… but in the long run … its good… and itll work out fine!

The best thing about buying into land is if you dont like it … you can always sell it later! I think its a smart thing… it beats the hell out of renting a lot … I rented a lot last year and was in a rent-to-own older mobile home…… the money I sank into it all in the end (before I lost my job and let the trailer go back to the owner) …. I could have bought one of those ebay auction parcels, too! But oh well … a lesson learned for me..
